Condominiums are buildings in which individuals separately own the air space inside the interior walls, floors and ceilings of their unit, but they jointly own an interest in the common areas that they share? Such as the land, lobby, hallways, swimming pool, and parking lot.

In addition to paying a mortgage, each owner is responsible for paying a monthly fee to the condo association, which is made up of the unit owners. The fee covers maintenance, repairs, and building insurance.

Most housing condominiums are apartments, although there are mobile home condominiums as well.

Why invest in a condominium?
Purchasing a condominium is an appealing way to enter the housing market if the cost of a single-family home in your market is too high relative to your income. Condominiums are popular among single homebuyers, empty nesters, and first-time home buyers in high-priced residential markets.

Condominiums offer a lifestyle that is free of laborious yard work and exterior maintenance.  Many condominium communities also offer special amenities such as exercise rooms, tennis courts, golf courses, ski slopes and swimming pools that you might otherwise be unable to enjoy if you purchased a traditional home

Are condominiums good investments?
They are a logical and realistic path towards home and property ownership. The high price of homes has made condominiums relatively lucrative national investments. They have often held their value as an investment despite economic downturns and problems.  Condominium associations (similar to homeowners associations) have also worked in recent years to clean up their image and become more effective managers of everyone's investment.

How do you select a good condominium?
Always look for an attractive well-maintained building in a desirable location.  Location is everything!  Do not overlook the financial health of the condominium association. If the property or buildings are not maintained it may be a sign of financial trouble, which could ultimately result in higher maintenance fees and problems trying to sell your condominium.

A quick mental checklist should include the following 4 items:
1. Read all financial statements.
2. Is there a homeowners association and what are the fees and required memberships?
3. Read all of the covenants (i.e. pets, children etc…)
4. How many renters are present in the complex?
